How long should a land appraisal take?

I own 40 acres of raw land I am trying to develop through a loan with my bank. Everything is good to go except the appraisal.

My bank requested an appraisal on raw land I own on May 4th. In the next couple of days I faxed the appraisal company deed information, maps (erosion and satellite), similar property listings, paperwork from the county showing I could build (long and complicated story, but I’m basically grandfathered into the land so I can build on it). I drove 5 hours to meet them on May 8th to show them the land.

On May 11th, my bank and I received one email regarding the condition of the roads may have an effect on the appraisal (we had to take the back road because the neighboring ranch that belongs to my dad that the main road goes through was closed due to cattle being herded, so it was a really rough road that rarely gets used, but I explained this to them and the bank). There is also a second road that we did not take that comes from the opposite end of the property that leads to town, so I really don’t see how this is an issue.

Regardless, that was the last communication with them. The bank requested an update on May 18th, with no reply. I requested one today with no reply. We paid on the 8th of May for the appraisal in full as they required before they would see the land. The bank says they have never seen an appraisal take so long. They are the only appraisal service in the area. Any suggestions?

I might be getting sued from a second debt, should I find a loan?

I am already in the process of being sued by a law firm who purchased my debt form 4 years ago. I think it has hit the statue of limitations and I’m working to fight it due to lack of funds. But now a second card said they will sue me in 5 days if I do not respond with payment. AHH Thinking about seeing if I can even get a loan to pay these debts and settle the accounts for like 30% off what I owe them should be reasonable. Who would even give me one that’s not terrible since my credit score is probably 580 or something Help!

Should we pay our daughter again, for money she lent us, but we already paid, and she now claims we didn’t?

Back in 2002, my husband and I both lost our jobs, and got close to loosing our home. When our oldest daughter found out (she was only 16), she freely, and on her own, offered us her savings (she was saving for a car) of $2000. We very reluctantly accepted it, and it saved our home. Since we never quite recovered from the financial set back, we eventually gave her my truck, which she still drives, as it was and is in excellent condition. The truck was worth a whole lot more then just $2000. We told her that it was in lieu of the money, and she was happy with that. Well, now she is married. Two years ago, her grandmother found out that we had borrowed our daughters savings. But our daughter did not tell her that we gave her our truck in exchange. So grandmother wrote our daughter, married by then, that she wanted to pay off the $2000 she had let us borrow. She then began sending our daughter a monthly check, till the amount was paid off. Our daughter told her that she was using it for college, which she actually did not do.

Now, about a year ago, my husband got arrested for a really stupid traffic violation, which was eventually thrown out of court. In order for him not to loose his job, our daughter and son in law put up $280 for bail. (I’m disabled with a very tiny income) To this day, we are barley scraping by.

Over the past year, I gave our daughter several smaller payments towards this, usually when she took me grocery shopping. She promptly spent the money I gave her, and I did not ask for a receipt, as after all she was our daughter.

Fast forward… her bio. mom and step dad told lies about me.. etc. etc. and she has now told my husband that I’m dead to her. Her bio. mom was not part of her entire life, and now finally reappeared since she no longer is getting chased by child support enforcement. She stuck my husband for over $55,000 back child support, not one cent of her share of medical bill for both children. Anyhow…. long story

Now, all of a sudden, our son in law is demanding that we pay him back the $280, which we really just don’t have. I told him that I gave her a bunch of little payments, and it was totally paid back. But our daughter is now saying she didn’t get anything at all and that I’m telling a lie for saying that she got paid back.

So, our daughter got paid twice for a one time $2000 loan, and got a bunch of little payment totaling to over $300, for which we did not think we needed a receipt, for a one time loan of $280

Do you think that we should pay them again, after all that they already got back? We are barely scraping by each month as is.

i loaned my boat to a good friend and in 2 hours the motor was blown should i have to pay for it or should he?

my boat was in great condition other than a small oil leak that i told him to check the oil before he used it i had just had it rebuilt last year and there was only 40 hrs on the motor.
since the day wiich was fathers day that he borrowed it i went on a road trip to canada with him and his truck run hot he would not pull over and put water in it he drove it til it was trashed.he was still under warranty.my boat is a 79 sea ray w/ 454-pachanga and i treated it like it was a baby.i really trusted this person to take care of it but since i realized how he treated his own truck i now know he trashed my boat is there a law that if it breaks you fix it does anybody know about this and what do i need to do.he won’t take responsibility for it.i know i messed up loaning out my boat and dont even think i haven’t kicked myself in the butt alot since the insident but i need some advice.i paid 12,000.00 and put 4500.00 in this boat what can i do to make him help fix it is he legally responsile?

I traded in my car but the independant dealer hasnt paid off my old loan yet…who should I contact?

I traded my car with a payoff thru the 24th of Nov. It still hasnt funded yet and I now have a 30 day late. I cant get any response of course. Who should I contact? Lawyer, the law, BBB ect? Thanks.
