If a friend agreed to pay me $100 a month to store his belongings in my garage & he hasn’t paid.what can I do?

I agreed to store all of his belongings in my three car garage. Furniture, boxes, tools, his non-working truck. I had first suggested that he put his things in storage, and then stay with me when he was in town. He told me that he would rather pay me $100 a month to store his things. I know longer wish to store his belongings period. What are my legal obligations in order to have his things removed, I realize that I have to give him 30 days notice for his things to be gone, but after that what am I allowed under the law to do with his things? I should mention that I have a signed paper indicating that he is paying back a loan that I made to him a year and a half ago. He still owes me $760.00. Would love to sell what I can to satisfy the loan, but don’t want to be accused of doing anything illegal.

    I know that storage units place an ad that the renter has until such & such date to pay up, or the contents get auctioned. I suggest you tell him to pony up what’s past due in 30 days, or you’re selling it.

    Send him a registered letter saying how much the rent is behind and since he broke the verbal contract you him to remove his belongings by such and such date. If he does not take him to court. The loan he is paying back have nothing to do with this item.~

    Put him in writing on notice that if he does not pay his agreed upon fee within a certain period of time
    (I suggest 2 to 4 weeks) that you will sell his belongings. By not paying he is actually abandoning the items. You may check with Legal Aid and see
    if you may even give a shorter notice.

    Send a certified letter (if he’s moved that’s his problem if he doesn’t get it) to his last known address saying he has 30 days to pay you, or you will sell his things to satisfy the debt. Losers like this never bother paying small claims court to sue you back, which he can’t anyway cuz you are the victim, he’d lose. They are deadbeats and can’t follow through with making a court date, paying for it, and showing up, and like I said, he’d lose anyway.

    You probably can’t sell the truck, but I’d give him 10 days to pay up on what he owes you and then I’d sell everything else. He can’t prove what he has stored in your garage – so how could he do anything about the sale of the items?

    How many thing you friend left? I think $100 a month is too expensive for keeping a few things in your garage.

    Do you have a written agreement that he suppose to pay you $100 a month. If no, you might be out of luck getting your $760.
